• Rent is due on or before the 1^st of each and every month
• Rent not received on or before the 1^st is considered late
• Late fees are charged on rent not received on or before the 3^rd
• Late rent reminders and bills for late fees are mailed &/or emailed on the 4^th
• Tenants are called on the 5^th
• Three day notices to vacate are mailed on the 8^th
• Evictions are filed on the morning of the 13^th
• Court hearings are generally set on the 17^th or 18^th
• Tenant must move within five days if rent and all late fees are not paid in full prior to the court date.
•  A collection service is used to collect any money owed by previous tenant.

The vast majority of our tenants pay their rent on time and count on our positive reference when they relocate or purchase their own home.

Please keep in mind that we may be required to report to future landlords and other authorities your payment history.  Such as; # of times late & days late; Checks returned; Early Termination.  The result of this report depends entirely on your payment performance – so please -- help us to help YOU!
