While abiding with all Fair Housing Laws they apply qualifying criteria fairly to all applicants checking out the following information and reporting back to us in writing o Credit History: Balance on all accounts, Number of accounts, Paid off accounts, Past due accounts, Current accounts, Accounts placed for collection & Charged off accounts. o Public Records: Evictions, Criminal and Sex Offence Database History: Judgments, Tax liens, Foreclosure, Reposition and Bankruptcies. o Employment History & Income: Past & Current o Rental History: Past & Current o Occupants o Pets In order to avoid a conflict of interest, we utilize a specialized screening service. We are billed the same whether the tenant passes or fails the screening. Once we have the tenant profile, we contact you and inform you of the tenants' offer, the information provided by the screening company and our recommendation. You always make the final determination in accepting or rejecting the tenant. · Inspecting the inside as well as the outside of the property at regular intervals, providing you with a written report and pictures · Communication with Tenants often via phone and emails · Enforcing ALL provisions of the lease agreement and maintenance deductibles · Evicting tenants (extra costs); reporting bad debts to the local credit bureau and/or obtaining legal judgments (extra costs) · Handling Owner Association issues and violations · Vendor interaction and Communication · Monthly reconciliation statements, showing rent received, or you will have an email explaining why the rent was not paid, and what steps will be taken to collect it, or in some cases, you will have already received a telephone call to discuss your options. · Annual Income & Expense Statements are prepared and submitted for Tax purposes. Sometimes, working closely with a slow paying tenant is better than just evicting that tenant and losing much more money in turnover and vacancy expenses. This of course causes extra work, time, delays, patience and effort. We are willing to put forth that extra work to improve your cash flow. Property Management Fees (Single Family): For 24/7 peace of mind the above property management job functions a Property Management Agreement - required (TAR 2201). Property management is a service I provide to my active brokerage clients that use me to represent them to buy and sell properties or refer me to family and friends. To these clients a set fee is offered. Non-brokerage clients will be offered a fee on a case by case basis using a minimum scale based on property size. |
