1.      Contract out all type of maintenance or repair activity, using qualified, responsible professionals and service providers.  – We have a stable of great contractors that provide quality service for reasonable rates

2.      Coordination & Clear & precise communication is the key. 

3.      The property owner sets the “authority level” when it comes to general repairs. 

4.      Tenants notify us in writing by fax, & email by filling out the attached form when a repair is requested.  All requests must be in writing.  The form/email will be relayed to you so you will have first hand knowledge of the repair requested.  If you don’t use email I will call or fax you to keep you informed. 

We obtain competitive bids when necessary or prudent, and because of our experience, reputation and quick payment turnaround, we receive exceptional value for the work performed. For most of the contractors, I provide them consistent steady business and they know I expect quality workmanship and a fair price in return.  They treat our Residents with respect and repair the problem efficiently.  We work for you, the property owner, and we don’t mark-up or charge an extra service fees for general repairs and maintenance.  We always strive to obtain your permission before contracting any maintenance or repair over $100 unless it is an emergency and we cannot locate you.
